Aldermen OK 670-Unit Development Near I-40 And NC 66

The Kernersville Board of Aldermen voted 3-1 on Tuesday to approve the annexation and rezoning of nearly 55 acres near the Interstate 40 and NC 66 interchange, clearing the way for a proposed mixed-use development project that could include about 670 apartment units and additional commercial space. 

The project covers property on both sides of NC 66 South, north of I-40 and near Kernersville Medical Parkway. Plans call for two apartment communities and a smaller parcel reserved for future commercial development.

Multifamily portions would include pools, clubhouses, outdoor amenities, and preserved natural areas. Approximately one-third of the site would remain undeveloped according to the plans presented to the board. 

Town staff recommended approval, saying the proposal aligns with Kernersville’s newly adopted comprehensive plan by adding housing near major employment centers. A key component also calls for the extension of Heartland Drive to Kernesville Medical Parkway, which staff said would help relieve congestion along NC 66.

Proposed transportation improvements include new turn lanes and signal modifications approved through a North Carolina Department of Transportation-reviewed traffic study. 

Only one resident spoke in opposition, expressing concerns about additional traffic along an already congested stretch of NC 66. 

Alderman Sarah Sabanis cast the lone dissenting vote, raising questions about police staffing and stormwater management. She also clarified that the development’s projected population increase of about 1,500 residents would likely require an additional police officer. 

Alderman Chris Thompson said the proposal appeared to be a “great project,” calling the I-40/NC 66 corridor “probably the best location in Kernersville” for a development of that scale.
